

The HighLand project is a luxurious residential complex in the developing Moshava neighborhood in Tiberias, at the edge of Poriya Ridge, facing an open view. The complex includes three 13-story towers with a diverse mix of 156 housing units – half at a reduced price and half for free market sale, with a sales turnover of approximately 220 million NIS.

In the last quarter of 2024, the project progressed in terms of planning. Although it had not yet reached 100% readiness for marketing, we decided it was not right to wait with sales. We decided to quickly develop basic marketing materials and launch a quiet sale. The initiative was deemed a success, and we met our pre-sale targets even before officially launching marketing, all during the most challenging period in the North.
The Moshava neighborhood in Tiberias is an excellent example of new neighborhoods being established that will become the real estate future of the city they are part of. In fact, their connection to the original city is mainly at the level of municipal services and the like, while their daily lives will primarily be within the neighborhood. Therefore, it was important for us to give the project the atmosphere and message that this is truly a neighborhood different from anything known. And within this neighborhood, we are able to offer buyers high-standard apartments, which allows us to appeal to young couples, home upgraders, and investors who recognize the potential of purchasing in the neighborhood.
The marketing of the HighLand project is carried out in collaboration with Ambassador Israel, the most veteran marketing company in the Israeli real estate market. When Talis brought the project to the table, research showed a high future competition for buyers in the area, as many projects were planned on the same urban development plan (TABA) and in the Moshava neighborhood. Meanwhile, immediate demand in the vicinity for apartments at the required prices was low. Most of the work around the product involved creating a program and mix that, on one hand, generates an advantage for clients receiving superior apartments, and on the other hand, remains economically viable. The combination of apartment design, luxurious common area planning, and efficient and effective engineering design, which Talis excels at creating, provided the project with significant differentiation from its natural competition.
